BRIMINGHAM MOBILE HOME LEASE
**This lease is good for one year from the date it is signed. After the year is up, this lease will automatically renew each year after until notice is given by either landlord or tenant.
A deposit of $500.00 is to be paid at the time of rental. This deposit will be returned to tenant after vacating the home provided the following conditions have been met:

Thirty (30) day written notice to vacate was given
Home and property are left clean with no damages
Keys to the mobile home have been returned
Forwarding address has been left with management
When the home is vacated, tenant is to carry all of his belongings but not to carry anything that does not belong to him or her. Tenant is to leave home and mobile home lot clean. The tenant is required to return the premises in the same condition as when the tenant took occupancy.
1. The amount of rent for Lot # ______ is $_________. Mobile home rent is to be paid weekly. If one week is missed, this will be grounds for immediate eviction. A late charge of $5.00 per day will be assessed for each day after the due date that rent is not paid. Rent should be paid on Friday of each week before 6:00pm.
2. The service charge for any returned check is $30.00 plus any other fees due to the fact that the check was returned. All returned checks are to be redeemed by a money order, cashier’s check, or other certified funds. Payment must be made in full including all accrued late charges. After the first NSF check, all future rental payments shall be paid by cashier’s check, money order or other certified funds only.
3. All vehicles are to be parked in the driveway. Because of vehicles parking on the grass, the park has suffered expensive repairs to the underground water lines. Due to the expense incurred, there is to be ABSOLUTELY NO PARKING ON THE GRASS. THERE ARE NO EXCEPTIONS TO THIS RULE. Anyone that does not abide by this rule will be considered in violation of the lease agreement and may be subject to eviction.
4. There are to be no major car repairs on the property. There is to be no jacking-up of cars except in the event of an emergency tire repair. There are to be no vehicles larger than a pick-up truck. No heavy commercial vehicles. Vehicles not in operating condition are not to stay on the lot in this condition for more than one week. There is to be no vehicle washing on the property.
5. No illegal mufflers allowed. Motorcycles must be equipped with proper mufflers to minimize noise. No racing of motorcycles will be allowed in the park. Motorcycle traffic must be kept to a minimum within the park. Go-carts and mini-bikes are not allowed in the park.
6. NO OUTSIDE PETS ARE ALLOWED IN THE PARK!
7. All children are to play in their own yards. There is to be no playing in the streets or crossing other lots. All visitors to the park are to abide by park rules while in the park.
8. No appliances or inside furniture is allowed to be kept outside the mobile home. Patios are to be kept clean, swept, and free of improper contents.
9. No noisy parties. Drunkenness or immoral conduct will not be tolerated. All radios, stereos, and TV equipment is to be kept at a volume as not to disturb other residents.
10. All lots are to be kept mowed, rakes, free of trash, garbage, junk and improper contents. Lawns are to be mowed every seven to ten days during the growing season. If management is forced to cut the grass, there will be a charge of $25.00 each time they have to do this for you.
11. Garbage pick-up is every Tuesday. The garbage needs to be set at the edge of mobile home on Monday night.
12. Landlord agrees to provide water, dumpster service and septic tank.
13. It is the responsibility of the tenant to maintain heat levels inside the home to keep the water pipes from freezing.
14. Smoke detectors must not be removed from mobile homes for any reason. You must check the batteries in your smoke detector each month. It is the responsibility of the tenant to notify management if the smoke detector is not in proper working order.
15. Tenants are not to put anything into the Septic system, such as grease, table scraps, tampons, sanitary napkins, or anything else that is not meant to be used in a septic system. You will need to pour baking soda and a small package of yeast down the sink every three (3) months.
16. Tenants cannot alter the premises, such as painting, wallpaper, or building without the landlord’s permission.
17. Only those persons discussed at the time the home is rented are to reside at the home. There is to be ABSOLUTELY NO SUB-LEASING AND ABSOLUTELY NO ROOMMATES.
18. Management encourages tenant to purchase comprehensive property insurance against all perils, including but not limited to insurance on personal property or property of other persons from protection of loss due to or caused by theft, vandalism, bursting or breaking pipes, by or from fire, windstorm, hail, flooding, backing up of drainage pipes, seepage, or overflow of water or sewage on the property of which the tenant is a part. Management shall not be responsible or liable for any injury, loss or damage to any person or property of tenant or other person.

I have read and understand the rental agreement provided by Brimingham Mobile Home Park. I understand that any violation of the rules described above will constitute actions from the landlord included but not limited to eviction from the property and a forfeit of my security deposit.
